Do Mezzanine Floors Require Disabled Access?
Part M of the Building Regulations addresses the subject of disabled access. Mezzanines that are generally utilised for storage will not typically require disabled access. Other applications for mezzanines, such as offices, cafeterias, and so on, may necessitate disability access, depending on the architecture of your building or the requirements of your Local Authority/Approved Inspector.
What Can a Mezzanine Floor Be Used For?
Mezzanine levels are typically utilised for extra storage space, office area, warehouse space, manufacturing facilities, working areas, cafeterias, and so on, but they can be used for anything that requires more space. Check out our blog where we go into more detail.
Do I Need Planning Permission For Mezzanine Floor Installation?
If the mezzanine is completely demountable and the improvements are internal, you will almost always not need Planning Permission. However, Building Regulations Approval is required.
What are the sizing restrictions?
The size, shape, and height of the new mezzanine floor are not restricted by building codes. The government, on the other hand, has been attempting to curb the spread of retail space in out-of-town buildings by enacting legislation requiring planning clearance for floors larger than 200 square metres. However, you can add additional levels of less than 200 square metres without obtaining planning clearance.
What additional costs could be involved?
You need to consider fire protection, emergency lighting, smoke and fire alarms and relevant safety signage.
